Terms and Conditions

We are a family run Bed and Breakfast and we want to give you a homely and relaxed experience whilst you stay with us. Please read the guidelines below.

Check in from 4pm - 8pm (Keys may be picked up earlier than 4pm by prior arrangement. Check-ins later than 8pm by prior arrangement only, so that we can leave instructions as to the location of keys and your room).

Check out by 11am

Breakfast served between 8.30am - 10.00am

Farmhouse Supper by 24hrs+ prior arrangement only served between 6pm - 7.30pm

Picnic by 24hrs+ prior arrangement only

No pets allowed:  We have 2 labradors and 3 cats. We're very fond of animals, but unfortunately we are not able to take guests' pets in the B&B.

If you have any special food requests please let us know in advance. (Please note: We have nuts on the premises and cannot cater for nut allergies or other serious food intolerances).


We are not licensed, so we are can't serve you alcohol, but we are happy for you to bring your own, and we can provide glasses and bottle openers.  


If you would like to extend your stay with us any additional nights are payable in advance.


If you have any special requests or requirements please contact us and we will do our best to accommodate you.


Please be aware that most booking channels require you to pre-authorise a credit/debit card. Should your card not be pre-authorised, we will let you know in advance - it is often as simple as the fact that your card will have expired by the date of your stay if you book in advance, so you may be able to pre-authorise a different card. We will not accept stays without a pre-authorised card or pre-payment.


We accept payment by card or cash, but no cheques.


Cancellation: Should you need to cancel in advance, the cancellation policy will be advised by the booking channel you have used.

If you wish to cancel your booking please do so online via your booking channel. Your booking is only cancelled once you have received a confirmation of cancellation and it is important to do this within the window of cancellation in order to avoid being charged the first night's stay, or receive a full refund if you have paid in advance.
